How it works

  1. 1

    Rent

Average rents for one- and two-bedroom flats from the Estate Agents Registration Council (July 2026); in Ayia Napa and Protaras, asking prices of listings.

  2. 2

    Bills

Electricity from the EAC domestic tariff with today's fuel adjustment and 5% VAT; water from the water board's tariff for 15 m³ a month; internet and phone at operators' list prices.

  3. 3

    Transport and school

A 30-day bus pass per adult, or petrol at the EU-reported Cyprus average for your kilometres; school fees of one private school in the city, spread over 12 months.

  4. 4

    Gaps

Where no official figure exists (Nicosia and Paphos water, three-bedroom averages, some school fees), the row says so and stays out of the total.

Questions

How much does it cost to live in Cyprus a month?

For a couple in a two-bedroom flat driving 800 km a month, the published prices add up to about €970–1,170 a month in Paphos, Larnaca or Nicosia and €1,700–1,800 in Limassol, before groceries, eating out and water where the board publishes no tariff.

Why is groceries not in the total?

There is no official monthly grocery figure for a household. The page shows average prices of staples from the government's e-Kalathi observatory instead.

Is electricity expensive in Cyprus?

About 26 cents per kWh including VAT under the EAC tariff from May 2026; summer air conditioning roughly doubles a bill.

Are these rents what I will pay?

They are averages; new, furnished or seafront homes cost more. Our city pages list median asking rents by area.
