Selling property in Cyprus

Selling a Cyprus home involves the contract, tax clearance and capital gains tax before the title can be transferred. We handle each step; the contract is signed off by a licensed Cyprus advocate.

Steps and timeline

  1. 1

    Contract

A licensed Cyprus lawyer acting only for you prepares the sale contract. If you live abroad, a power of attorney prepared by a lawyer is signed at your embassy or a certifying office in Cyprus and filed at the District Land Office.

    2–4 weeks
  2. 2

    Capital gains tax

CGT of 20% is worked out on the gain after inflation indexing and costs such as transfer fees and legal expenses, less any lifetime exemption. It is settled with the Tax Department, not the Land Registry.

    1–2 months
  3. 3

    Tax clearance

The Tax Department clearance certificate and municipal, sewerage and water board receipts are gathered for the transfer.

  4. 4

    Transfer

Title passes at the District Land Office. The buyer pays the transfer fees; the seller pays a 0.4% levy on the sale price.

Common mistakes

  • Forgetting the 0.4% transfer levy on the sale price. The obligation to pay it lies with the seller.
  • Not claiming the lifetime exemption. From 1 January 2026 it is €150,000 for a private principal residence (was €85,430) and €30,000 for other disposals, subject to conditions.
  • Working out the gain without inflation indexing or without deducting transfer fees and legal costs.
  • Arranging the power of attorney late. An agent can act for you only after it has been filed at a District Land Office.

What affects the cost

The price depends on your situation. We explain the scope and expected costs before work begins.

Questions

Can I sell my Cyprus property while living abroad?

Yes, with a power of attorney. A lawyer prepares it, your signature is certified at your country's embassy or a certifying office in Cyprus, and it is filed at the District Land Office.

How much is capital gains tax on property in Cyprus?

20% of the gain: the sale price minus the original cost and improvements, indexed to inflation, with transfer fees and legal costs deducted. Lifetime exemptions reduce the taxable gain.

Is there a capital gains tax exemption for selling my home in Cyprus?

From 1 January 2026 the lifetime exemption for a private principal residence is €150,000, subject to conditions (€85,430 up to 2025). Other disposals get €30,000, and the overall lifetime maximum is €150,000.

Who pays the fees when selling property in Cyprus?

The seller pays a 0.4% levy on the sale price. The buyer pays the Land Registry transfer fees in 3%, 5% and 8% bands, halved, or none if VAT was charged on the sale.

Does the Land Registry deal with capital gains tax?

No. The Department of Lands and Surveys refers CGT questions to the Tax Department.
