Steps and timeline
- 11 day
Brief
Area, budget, move-in date and schools nearby.
- 21–3 weeks
Viewings
In person or by video; a licensed estate agent shortlists flats that fit the brief and asks the year the building was finished.
- 33–5 days
Contract check
Before you sign, an advocate can check the length, notice, deposit and rent increases. Buildings finished after 31 December 1999 are outside the Rent Control Law, so the contract alone sets these terms.
- 41 week
Sign and connect utilities
Sign the contract and connect electricity and water. A lease signed from 1 January 2026 needs no stamp duty.
What do you need to rent a flat in Cyprus?
Usually a passport, proof of income or a work contract, and a deposit paid on signing. We check that the contract states the term, the notice period, the deposit and how the rent can rise. Keep the signed original: the Migration Department, banks and utilities ask for it as proof of address.
Can you rent in Cyprus before you arrive?
Yes. We shortlist flats that fit your brief, run video viewings and check the contract before you sign. Many newcomers sign before they land, so they already have an address for the permit and utilities. Fixed-term contracts of one year are the norm for long-term rentals in Cyprus.

Common mistakes
- Paying to stamp a lease signed in 2026 or later. The Stamp Duty Laws were repealed from 1 January 2026; only documents signed by 31 December 2025 are still stamped under the old rules.
- Counting on rent control. It covers only homes and shops in controlled areas in buildings finished by 31 December 1999, and not furnished homes let for less than six months.
- Signing without reading the notice, deposit and rent-increase clauses. For newer flats the contract is what governs them.
What affects the cost
The price depends on your situation. We explain the scope and expected costs before work begins.
Questions
Can I rent before arriving?
Yes, with video viewings and a licensed estate agent.
Do I need to pay stamp duty on a rental contract in Cyprus?
No, not for a lease signed from 1 January 2026: the Stamp Duty Laws were repealed from that date. A contract signed by 31 December 2025 is still stamped under the rules in force then.
Does rent control apply to my flat in Cyprus?
Only if the building was finished by 31 December 1999 and is in an area declared controlled. Most newcomers rent newer flats on fixed-term contracts, so the contract terms decide.
How much can a landlord raise the rent in Cyprus?
In a newer building, only what the contract allows. For statutory tenants under the Rent Control Law, either side can ask the Rent Control Court to set a fair rent, but not within two years of moving in or of the last change, and the maximum increase is set every two years by Council of Ministers decree.
Is a rental contract needed for a residence permit in Cyprus?
A signed lease is usually asked for as proof of address by the Migration Department, banks and utilities, so keep the signed original.
