Property and money in Cyprus

Buying property in Cyprus usually takes 2–6 months from offer to title, and selling about the same. We check the title, permits and developer before you sign, follow the contract to the Land Registry and handle stamp duty, transfer fees and the bank transfer of your money; a licensed Cyprus advocate gives the legal opinion and a licensed estate agent handles the sale or the tenants where the law requires one. Afterwards we manage the rental: tenants, repairs, bills and the rental income tax.

Buy property in Cyprus with your own lawyer

You can buy property in Cyprus as a foreigner. EU citizens buy on the same terms as Cypriots; buyers from outside the EU need a permit to acquire, filed through the District Officer. Either way the safe order is the same: your own lawyer checks the title deed, mortgages on the land and the building permits before you pay a deposit, then lodges the contract at the Land Registry.

We do not sell or list property. We handle the steps of buying, renting or rental management for you: a licensed Cyprus lawyer acting only for you does the legal checks, a licensed estate agent can shortlist homes, and mortgages go through a bank or credit intermediary.

Questions

Can foreigners buy property in Cyprus?

Yes. EU citizens buy on the same terms as Cypriots. Buyers from outside the EU need permission to acquire under the Aliens Law (Cap. 109), applied for through the District Officer; your lawyer files it, and the purchase can usually go ahead while it is pending.

Do I need a lawyer to buy property in Cyprus?

It is not compulsory, but it is the main protection you have: only your own lawyer checks the title, the permits and any mortgage on the developer's land before you pay.
