    Reduced VAT

5% on the first 130 m² and €350,000 of a main home up to €475,000 and 190 m²; the rest at 19%.

  3. 3

1% of the loan to register it, plus small certificate fees.

No: they are agreed with your lawyer. We do not publish a figure.

Can non-EU buyers get 5% VAT?

The law sets no nationality condition; non-EU buyers also need a permit to acquire property.
