Who fills it in
A representative, such as an attorney under a general or special power of attorney or a person acting under a company's board resolution, who acts for one or more natural or legal persons in a transfer, mortgage or similar Land Registry transaction.

- Through an attorney: a general power of attorney costs €50 to file, a special one is free; the principal's signature must be duly certified (stamp duty only if a principal signed before 1 January 2026)

Common mistakes
- Signing it in advance. The form says it is sent with the documents but signed during the transaction.
- Leaving out the power of attorney number or date in declaration 1.
- Using a power of attorney signed abroad without the required certification of the principal's signature.
- Giving a company's trading address instead of its official registered address.
Questions
When is form Δ.Ε.307 needed?
When a natural or legal person is represented in a Land Registry transaction, for example a sale, exchange or mortgage, by an attorney or under a board resolution.
When do I sign it?
During the transaction at the District Lands Office. It is sent in advance with the other documents but signed on the day.
Does it cost anything?
The form has no fee. Filing a general power of attorney costs €50; a special power of attorney is filed free.
