Who fills it in
Any party to the contract, buyer or seller, can file it. The buyer's lawyer, the registered estate agent who handled the sale (with the estate agent declaration), or an attorney of a party can also file. Exchange and consideration contracts use forms Δ.Ε.315 and Δ.Ε.316.
What goes with it
- The sale contract with original signatures; stamp duty only if any party signed before 1 January 2026
- Search certificate showing encumbrances and prohibitions, part of the contract and dated within five working days of it (contracts from 12 December 2023)
- Cadastral plan signed by the parties
- Floor plans signed by the parties, if the property is a unit
- Partition agreement signed by all registered owners and duly certified, if only some co-owners are selling part of the property
- Copy of both sides of the applicant's ID card, or passport or ARC for foreigners
- Form A (written declaration of mortgagee, seller and buyer) or Form C (buyer's written consent), if a mortgage or another deposited contract is the only encumbrance
- Statutory declaration Δ.Ε.307 if a party is a company
- A translation by a sworn translator in Cyprus if the contract is not in Greek or English

Common mistakes
- Missing the six-month deadline. After six months from signing you need a court order to deposit late.
- Filing at the wrong office. The application goes to the District Land Office where the property is.
- No recent search certificate. For contracts from 12 December 2023 it must be part of the contract and dated within five working days of it.
- Writing a fraction for a flat with no separate title. The form says to write 'Μέρος' (part) in that case.
- Forgetting the signed cadastral plan and floor plans. The DLS asks for both, signed by the parties.
- A contract in another language without a sworn translation made in Cyprus.
Questions
What is the Δ.Ε.314 form?
It is the Department of Lands and Surveys application to deposit a property sale contract. Depositing the contract brings it under Law 81(I)/2011, which protects the buyer if the seller does not keep to the contract.
How much does it cost to deposit a sale contract?
€50. Stamp duty is needed only if any party signed the contract before 1 January 2026.
What is the deadline?
Six months from the date the contract was signed. Later than that, you need a court order.
Who can file Δ.Ε.314?
The buyer or the seller, the buyer's lawyer, the registered estate agent who handled the sale, or an attorney of a party.
Is there an English version?
No. The DLS publishes Δ.Ε.314 in Greek only, as a Word file with fill-in boxes. A contract in English is accepted without translation.
