Who fills it in
The registered owner, or a person with a legal interest under Article 51A of the Immovable Property Law, Cap. 224, for example an heir or an administrator. Parents of a minor owner and heirs apply by email only.
What goes with it
- The N.50 form, signed, with the signature duly certified
- A copy of both sides of your identity card, ARC (for foreigners) or passport
- If you are not the owner: a document showing you are an interested person under Article 51A of Cap. 224, such as an administration document
- Parents of a minor owner: a copy of both sides of the minor's identity card; heirs: a certificate of death and heirs
- Your postal address and contact telephone numbers
- Through an attorney: a general power of attorney costs €50 to file, a special one is free; the principal's signature must be duly certified (stamp duty only if a principal signed before 1 January 2026)
- Fee: €10 simple, €15 with encumbrances and prohibitions

Common mistakes
- Applying without a legal interest. Only the owner or an interested person under Article 51A of Cap. 224 can get a search certificate.
- An uncertified signature on an emailed application. The DLS asks for the signature to be duly certified.
- Not saying whether you need encumbrances and prohibitions. That version costs €15 and is the one you need before a purchase.
- Forgetting the ID copy (both sides) or a phone number and postal address.
- Using an old certificate for a sale contract. For contracts from 12 December 2023 the search certificate must be dated within five working days of the contract.

How much does a search certificate cost in Cyprus?

Can I apply online?
Yes, through DLS e-Services with a registered and identified CY Login profile. The certificate is then available as an unofficial PDF in the application for 120 days.

Why would a buyer need one?
To check the seller owns the property and whether it carries mortgages, encumbrances or prohibitions. For sale contracts from 12 December 2023 a recent one is part of the contract.
