Living in Mountain villages

Stone villages in the Troodos mountains, split between Limassol and Nicosia districts, with pine forest and cooler summers. Life is quiet, most homes are holiday homes, and snow can disrupt mountain roads in winter; you will need a car.

Where to start

Housing, winter and services in the mountain villages

We found no official rent figures for the Troodos villages, and long-term lets are scarce. The 2021 census shows why: most homes are holiday homes or empty. In Pano Platres 667 of 768 dwellings were vacant or used only part of the year, in Pedoulas 610 of 692 and in Agros 541 of 865. Kyperounta (520 homes lived in all year) and Kakopetria (488) have the most year-round households. Ask whether a house is heated and usable in winter: in February 2024 the Department of Meteorology recorded snow on Troodos and reported that frost and snowfall caused problems on the mountain road network.

Questions about living in Mountain villages

What should I check before renting in a Troodos village?

Which district the village is in, heating and winter access, and how far the doctor is. Platres, Agros, Kyperounta and Omodos are in Limassol district; Kakopetria, Galata and the Marathasa villages are in Nicosia district, so your permit, land and district offices differ. State health centres in Platres, Agros, Omodos, Pedoulas and Evrychou open Mon–Fri 07:30–15:00. The area's state hospital, Troodos Hospital, has a 24-hour A&E and 40 beds and serves 84 communities in Pitsilia, Solea, Marathasa and rural Limassol and Nicosia. A licensed estate agent checks the house, and an advocate can check the contract.

Which schools serve the Troodos villages?

Public Greek-language schools. The Ministry of Education lists primary schools in Agros, Kakopetria, Kyperounta and Evrychou; Platres and Omodos fall in the catchments of the regional schools at Trimiklini and Pano Kivides. Secondary schools: the Apeiteio Gymnasium in Agros (six-year), the Omodos school (gymnasium, lyceum and technical) and the Solea Gymnasium and Lyceum in Evrychou. We can check places and transport for your child.
