Living in Ayia Napa and Protaras: areas, rents and local offices

Ayia Napa, Protaras and Paralimni form the coast of the free Famagusta district. Paralimni is the year-round town with the district offices; the resorts are quieter outside the summer, and many homes there are holiday lets.

Rents in Ayia Napa and Protaras

INDEX.cy describes the Paralimni-Protaras-Ayia Napa corridor as the most affordable coastal rental market but notes that many properties are holiday lets; its 2026 guide gives asking rents of €600-900 a month for a one-bedroom, €900-1,400 for a two-bedroom and €1,300-1,900 for a three-bedroom. Long-term listings are scarce: fewer than ten one-bedroom flats were listed in any area except Ayia Napa over the last 12 months, so we do not publish area medians. Leases are usually for one year with a deposit of one to two months' rent.
