Property management Ayia Napa and Protaras: tenants, repairs and the owner's taxes
We find and check tenants for your property in Ayia Napa and Protaras through a licensed estate agent, handle repairs and bills, and take care of the rental tax where needed.
Property management in Ayia Napa and Protaras is often holiday let management: many homes on this coast are holiday lets and long-term listings are scarce. A holiday let must be on the Deputy Ministry of Tourism's register, with its number in every advert, so we file that application with your authorisation; the fee is €222 per property for three years. Between guests we keep the water account with EOAA in Paralimni and the electricity account with EAC Supply in Paralimni in order.

Renting in Ayia Napa and Protaras now
INDEX.cy describes the Paralimni-Protaras-Ayia Napa corridor as the most affordable coastal rental market but notes that many properties are holiday lets; its 2026 guide gives asking rents of €600-900 a month for a one-bedroom, €900-1,400 for a two-bedroom and €1,300-1,900 for a three-bedroom. Long-term listings are scarce: fewer than ten one-bedroom flats were listed in any area except Ayia Napa over the last 12 months, so we do not publish area medians. Leases are usually for one year with a deposit of one to two months' rent.
Figures checked 23 October 2026. Rules change: we confirm them for your case before you act.
