Long term rentals Ayia Napa and Protaras: help finding and checking a rental

We shortlist homes in Ayia Napa and Protaras through a licensed estate agent, check the rental terms and handle the deposit and utilities.

For a long term rent in Ayia Napa, Protaras or Paralimni, water comes from EOAA, the Famagusta District Local Government Organisation, operating since 1 July 2024 from 245 1st April Ave, Paralimni, and electricity from the EAC Supply centre in Paralimni. We check the lease and the inventory before you pay a deposit, then move both accounts into your name.

Renting in Ayia Napa and Protaras now

INDEX.cy describes the Paralimni-Protaras-Ayia Napa corridor as the most affordable coastal rental market but notes that many properties are holiday lets; its 2026 guide gives asking rents of €600-900 a month for a one-bedroom, €900-1,400 for a two-bedroom and €1,300-1,900 for a three-bedroom. Long-term listings are scarce: fewer than ten one-bedroom flats were listed in any area except Ayia Napa over the last 12 months, so we do not publish area medians. Leases are usually for one year with a deposit of one to two months' rent.

Figures checked 28 October 2026. Rules change: we confirm them for your case before you act.

How it works

  1. 1

    1 day
  2. 2

    Viewings

In person or by video; a licensed estate agent shortlists flats that fit the brief and asks the year the building was finished.

    1–3 weeks
  3. 3

    Contract check

Before you sign, an advocate can check the length, notice, deposit and rent increases. Buildings finished after 31 December 1999 are outside the Rent Control Law, so the contract alone sets these terms.

  4. 4

    Sign and connect utilities

Sign the contract and connect electricity and water. A lease signed from 1 January 2026 needs no stamp duty.

Questions

Can I rent before arriving?

Yes, with video viewings and a licensed estate agent.

Do I need to pay stamp duty on a rental contract in Cyprus?

No, not for a lease signed from 1 January 2026: the Stamp Duty Laws were repealed from that date. A contract signed by 31 December 2025 is still stamped under the rules in force then.

Does rent control apply to my flat in Cyprus?

Only if the building was finished by 31 December 1999 and is in an area declared controlled. Most newcomers rent newer flats on fixed-term contracts, so the contract terms decide.

How much can a landlord raise the rent in Cyprus?

In a newer building, only what the contract allows. For statutory tenants under the Rent Control Law, either side can ask the Rent Control Court to set a fair rent, but not within two years of moving in or of the last change, and the maximum increase is set every two years by Council of Ministers decree.

Is a rental contract needed for a residence permit in Cyprus?

A signed lease is usually asked for as proof of address by the Migration Department, banks and utilities, so keep the signed original.
