Long term rentals Larnaca: help finding and checking a rental

We shortlist homes in Larnaca through a licensed estate agent, check the rental terms and handle the deposit and utilities.

For a long term rent in Larnaca, water comes from EOAL at 12 Adamantiou Korai St, which takes applications and payments online, and electricity from the EAC Supply customer service centre in Larnaca. We check the lease and the inventory before you pay a deposit, then move both accounts into your name.

Renting in Larnaca now

Larnaca is one of the two cheapest coastal cities to rent in: in July 2026 average rents were €500-600 a month for a one-bedroom and €700-800 for a two-bedroom flat, about half the Limassol level. INDEX.cy's 2026 guide gives higher asking rents of €650-950 for a one-bedroom and €950-1,400 for a two-bedroom, and long-term listings are thin outside the centre, Livadia and Oroklini. Leases are usually for one year with a deposit of one to two months' rent.

Figures checked 28 October 2026. Rules change: we confirm them for your case before you act.

    Viewings

In person or by video; a licensed estate agent shortlists flats that fit the brief and asks the year the building was finished.

  3. 3

    Contract check

Before you sign, an advocate can check the length, notice, deposit and rent increases. Buildings finished after 31 December 1999 are outside the Rent Control Law, so the contract alone sets these terms.

Questions

How much does a flat cost to rent in Larnaca?

In July 2026 the president of the Estate Agents Registration Council put average Larnaca rents at €500-600 a month for a one-bedroom and €700-800 for a two-bedroom. On INDEX.cy listings from the last 12 months, the median asking rent for a one-bedroom was €1,000 in both the centre and Livadia.

Can I rent a house near Larnaca?

Yes, mostly in villages such as Oroklini, where the 12-month median asking rent for a three-bedroom home on INDEX.cy was €2,200, and Livadia at €1,900. Supply is limited, so searches can take longer.

What deposit and notice are usual?

Usually a one-year contract, a deposit of one to two months' rent and one to two months' notice. A licensed estate agent checks the landlord, and an advocate can check the contract, before you pay.
