Long term rentals Limassol: help finding and checking a rental

We shortlist homes in Limassol through a licensed estate agent, check the rental terms and handle the deposit and utilities.

For a long term rent in Limassol, two local accounts follow the lease: water with EOA Lemesos, the former Limassol Water Board, at 76 Franklin Roosevelt Ave, and electricity with an EAC Supply customer service centre on Agiou Andreou or in Agios Athanasios. We check the lease and the inventory before you pay a deposit, then move both accounts into your name.

Renting in Limassol now

Limassol is the most expensive city in Cyprus to rent in: in July 2026 the president of the Estate Agents Registration Council told CyBC that average rents were €1,000-1,100 a month for a one-bedroom and €1,400-1,500 for a two-bedroom flat, and said no rent rises had been recorded in 2026 because more long-term homes came onto the market. Asking rents on listings are higher; INDEX.cy's 2026 guide gives €900-1,300 for a one-bedroom and €1,300-2,000 for a two-bedroom, with new flats near the marina above that. Leases are usually for one year, with a security deposit of one to two months' rent and one to two months' notice.

    Viewings

In person or by video; a licensed estate agent shortlists flats that fit the brief and asks the year the building was finished.

  3. 3

    Contract check

Before you sign, an advocate can check the length, notice, deposit and rent increases. Buildings finished after 31 December 1999 are outside the Rent Control Law, so the contract alone sets these terms.

Questions

How much does it cost to rent a flat in Limassol?

In July 2026 the president of the Estate Agents Registration Council put average Limassol rents at €1,000-1,100 a month for a one-bedroom and €1,400-1,500 for a two-bedroom. Asking rents on listings are higher: the 12-month median for a one-bedroom flat in Germasogeia on INDEX.cy was €1,700 (to mid-October 2026).

Which Limassol areas cost less?

Inland areas. On INDEX.cy listings from the last 12 months, the median asking rent for a three-bedroom home was €2,025 in Ypsonas and €2,300 in Mesa Geitonia, against €3,500 in Germasogeia and Pyrgos-Parekklisia. Listings in Ypsonas are fewer, so the figure is less reliable.

Are Limassol rents still going up?

Not this year, according to the Estate Agents Registration Council: it reported no rent rises in 2026 and said more long-term homes had come onto the market. Asking rents still differ widely between new seafront flats and older buildings inland.

What deposit and contract should I expect?

Usually a one-year contract, a security deposit of one to two months' rent and one to two months' notice. A licensed estate agent checks the landlord and the inventory, and an advocate can check the contract, before you pay.
