Long term rentals Paphos: help finding and checking a rental

We shortlist homes in Paphos through a licensed estate agent, check the rental terms and handle the deposit and utilities.

For a long term rent in Paphos, water comes from EOA Pafou at 11 Charalambou Mouskou St, which supplies Paphos, Geroskipou and Peyia municipalities among others, and electricity from the EAC Supply centres in Paphos and Polis Chrysochous. We check the lease and the inventory before you pay a deposit, then move both accounts into your name.

In person or by video; a licensed estate agent shortlists flats that fit the brief and asks the year the building was finished.

  3. 3

    Contract check

Before you sign, an advocate can check the length, notice, deposit and rent increases. Buildings finished after 31 December 1999 are outside the Rent Control Law, so the contract alone sets these terms.

Questions

How much is rent in Paphos?

In July 2026 the president of the Estate Agents Registration Council put average Paphos rents at €500-550 a month for a one-bedroom and €700-800 for a two-bedroom. Asking rents on new or furnished homes are higher.

Is it easier to rent a flat or a house in Paphos?

A house. Most long-term listings on INDEX.cy are three-bedroom houses and villas in villages, with 12-month median asking rents of €2,950 in Emba-Tala, €3,250 in Peyia and €3,500 in Chloraka and Geroskipou. One-bedroom flats are rarely listed, so a search for one can take longer.

What contract terms are usual?

Usually a one-year contract, a deposit of one to two months' rent and one to two months' notice. A licensed estate agent checks the landlord and whether pets are allowed if you need that, and an advocate can check the contract.
