Buying property in Limassol: legal checks and help with the purchase
We handle the purchase checks in Limassol, including title, permits and taxes, before you pay a deposit; the legal checks are signed by a licensed Cyprus advocate.
Buying property in Limassol runs through two local offices: the Limassol District Land Office at 54 Demokratias St, where the contract of sale is lodged and the title is transferred, and the Limassol District Administration at 159 Anexartisias St, which handles a non-EU buyer's permission to acquire property. We order the searches, prepare the papers for both offices and book the Land Office appointments; a licensed Cyprus advocate signs the legal review of the title.

How it works
- 11–4 weeks
Budget and shortlist
Set a budget that includes VAT or the transfer fee; a licensed estate agent shortlists homes and arranges viewings.
- 22–4 weeks
Due diligence
Your advocate checks the title deed, encumbrances and mortgages on the land, building and planning permits and the developer.
- 3by application
Permission for non-EU buyers
Under Cap. 109 a buyer from outside the EU needs the consent of the Council of Ministers; the advocate files Form Comm. 145 with the District Officer where the property is.
- 42–4 weeks
Contract
Negotiation and signing; no stamp duty on contracts signed from 1 January 2026.
- 5within 6 months
Lodge the contract
The advocate lodges the signed contract at the District Land Office within six months of signing (fee €50), which protects you against a later sale or mortgage.
- 6months
Registration and transfer
Pay as agreed; at transfer the Land Registry charges the transfer fee on a resale, or nothing if VAT was paid, and registers the title in your name.

Questions
How fast are property prices rising in Limassol?
The Central Bank of Cyprus index shows Limassol prices up 7.8% year on year in Q2 2026. That was slower than Larnaca, Paphos and Famagusta, and Limassol was the only district where annual growth did not speed up. Apartments have risen most: by Q1 2026 Limassol apartment prices were 53% above their 2010 level.
Where is a Limassol purchase registered?
At the Limassol District Lands Office. Your lawyer lodges the signed sale contract there, which protects you against later sales or mortgages of the same property, and later transfers the title deed into your name. The lawyer acts only for you, not for the seller or developer.
Do many foreigners buy in Limassol?
Yes. In January-September 2026 the Limassol office registered 4,860 contracts of sale, and foreign buyers lodged contracts on 1,814 properties, 1,314 of them by buyers from outside the EU. Non-EU buyers also need permission to acquire property under Cap. 109; the lawyer applies for it.
Are title deeds a problem on Limassol new builds?
Less than in Paphos. At 30 September 2026 the Lands Department had 15 pending title-deed applications for Limassol development projects, covering 159 units. Your lawyer still checks whether the developer's land is mortgaged and how the mortgage will be released before you pay.
