Limassol vs Paphos vs Larnaca vs Nicosia: rents, schools and airports compared

Limassol, Paphos, Larnaca and Nicosia differ more than the short distances suggest: rents in Limassol are about double those in Larnaca or Paphos, the schools are concentrated in two cities, and only two have an airport. Here is a head-to-head comparison for people relocating, with rents, prices, schools and flights checked on 23 October 2026.

In short

  • Limassol is the most expensive city to rent in, with average rents of €1,000–1,100 a month for a one-bedroom in July 2026, against €500–650 in Paphos, Larnaca and Nicosia.
  • Prices rose fastest in Larnaca (+9.8%) and Paphos (+9.6%) in the year to Q2 2026 and slowest in Nicosia (+5.7%).
  • Limassol and Nicosia have most of the private schools: 16 and 15 private secondary schools, against 4 in Paphos and 3 in Larnaca district.
  • Larnaca airport handled 9.91 million passengers in 2025 and Paphos 3.84 million; Limassol and Nicosia have no airport of their own.
  • Paphos had the most properties bought by foreign buyers in January–September 2026, and also the largest backlog of title deeds in new projects.

Which city suits whom

  • Limassol: for people working in tech, fintech, shipping or international companies, and families who want the widest choice of English-language private schools. You pay the highest rents in Cyprus for that. Living in Limassol.
  • Paphos: for retirees, remote workers and people who want a slower pace and a house rather than a flat, with its own airport. Few one-bedroom flats are offered long-term. Living in Paphos.
  • Larnaca: for people who fly often and want sea and lower rents within reach of both Nicosia and Limassol. The main airport is on the edge of town. Living in Larnaca.
  • Nicosia: the capital, for work with government, banks, universities and professional firms, the most kindergartens and lower rents. It is inland, so summers are hotter and there is no beach. Living in Nicosia.

If you are still choosing, the cost of living calculator compares a monthly budget across the cities.

Limassol vs Paphos

This is the most common choice for people moving from abroad. Rent: Limassol averaged €1,000–1,100 a month for a one-bedroom and €1,400–1,500 for a two-bedroom in July 2026, Paphos €500–550 and €700–800, according to the president of the Estate Agents Registration Council. Paphos listings are dominated by three-bedroom houses and villas in the villages, so if you want a flat in town, the choice is thin.

Buying: in January–September 2026 foreign buyers lodged contracts on 2,117 properties in Paphos and 1,814 in Limassol, more than anywhere else. Paphos prices rose 9.6% in the year to Q2 2026, Limassol 7.8%. Paphos also had 1,104 units in development projects waiting for title deeds at 30 September 2026, against 159 in Limassol, so a lawyer's title check matters more there: see title deeds and the Land Registry.

Both markets are busy: the Paphos District Lands Office registered 18% more contracts of sale in January–September 2026 than a year earlier, the fastest growth of any district, and Limassol 17%. Limassol apartments were 53% above their 2010 price level by Q1 2026. Of the foreign buyers, 1,308 in Paphos and 1,314 in Limassol came from outside the EU; non-EU buyers need the District Officer's permission, which your lawyer files.

Daily life: Limassol has more jobs, more schools and a busier, more urban feel. Paphos has its own airport, which Limassol does not, and is quieter outside the tourist season.

Larnaca vs Limassol

Larnaca's average rents in July 2026 were €500–600 for a one-bedroom and €700–800 for a two-bedroom, about half the Limassol level. Asking rents on listings are higher in both cities: INDEX.cy's 2026 guide gives €650–950 for a one-bedroom in Larnaca and €900–1,300 in Limassol.

Larnaca is the main gateway: its airport handled 9.91 million passengers in 2025. Prices rose 9.8% in the year to Q2 2026, faster than in Limassol. The trade-off is schools and jobs: Larnaca district has 3 approved private secondary schools, Limassol 16, and most international employers are in Limassol or Nicosia. Larnaca suits people who commute to either city or work remotely and fly often.

Long-term listings in Larnaca are thin outside the centre, Livadia and Oroklini, so start looking early. In every city leases usually run for one year, with a deposit of one to two months' rent and one to two months' notice.

Nicosia vs the coast

Nicosia had the lowest average two-bedroom rent of the four in July 2026 (€800–900) and a one-bedroom at €600–650. Prices rose 5.7% in the year to Q2 2026, the slowest of any district, and only 493 properties went to foreign buyers in January–September 2026: most buyers are local. Asking rents on listings are €550–800 for a one-bedroom and €850–1,300 for a two-bedroom, according to INDEX.cy, with demand from civil servants, bank staff and students.

The capital has the ministries, the Central Bank, most bank head offices and the University of Cyprus, and the most private kindergartens of any district (93). The Migration Department's central office is here, and some permits are filed only in Nicosia: see the immigration office in Nicosia. There is no sea, and the nearest airport is Larnaca.

Schools and flights

The Ministry of Education's lists show where private schools are: 16 approved private secondary schools in Limassol district and 15 in Nicosia, against 4 in Paphos and 3 in Larnaca. Limassol has British-curriculum, IB and Russian-language schools; Nicosia has The English School and several international schools. Few schools publish fees: for 2026-27 the American Academy Limassol lists €5,250–9,750 a year, the International School of Nicosia €4,700–9,900, and Lumio in Paphos €8,600–13,850. Popular schools fill early, so apply before you sign a lease. More in moving to Cyprus with children.

Cyprus has two international airports, Larnaca and Paphos, both run by Hermes Airports. In 2025 Larnaca handled 9.91 million passengers and Paphos 3.84 million (company figures). Larnaca has more routes; check both for your home city.

Ayia Napa, Protaras and next steps

The Famagusta district coast had the strongest price growth in Q2 2026 (+10%) but the fewest sales (656 contracts in January–September). Many homes are holiday lets, so long-term rentals are scarce; INDEX.cy gives asking rents of €600–900 for a one-bedroom. The only private school group in the district is Xenion in Paralimni. See Ayia Napa and Protaras.

We help you pick the city around your job, schools and budget, shortlist schools and handle the move; a licensed estate agent shortlists long-term rentals, and if you buy, a licensed lawyer acting only for you does the legal checks.
