Best place to live in Cyprus: Limassol, Paphos, Larnaca or Nicosia

There is no single best place to live in Cyprus: it depends on your job, your budget, schools and how often you fly. Here is how Limassol, Paphos, Larnaca and Nicosia compare on rents, property prices and daily life, with official and market figures checked on 23 October 2026.

In short

  • Limassol has the most jobs in tech, finance and shipping and the widest choice of international schools, and the highest rents: about €1,000–1,100 a month for a one-bedroom in July 2026.
  • Nicosia, the capital, is the cheapest of the four to rent in (about €600–650 for a one-bedroom) and is inland, with hotter summers.
  • Larnaca has the main airport and rents about half the Limassol level.
  • Paphos has its own airport, the lowest one-bedroom rents and the most foreign buyers in 2026, but also the largest backlog of title deeds in new projects.

Best place to live in Cyprus: the short answer

  • Limassol if you work in tech, fintech or shipping, want the widest choice of international schools and accept the highest rents. See living in Limassol.
  • Nicosia if your work is with government, banks or universities, or you want the lowest rents of the four. It is inland, so summers are hotter. See living in Nicosia.
  • Larnaca if you fly often: the main airport is here, and rents are about half the Limassol level. See living in Larnaca.
  • Paphos for a slower pace, retirement or remote work, with its own airport and the lowest one-bedroom rents. See living in Paphos.

Renting: what the figures mean

The averages in the table were given by the president of the Estate Agents Registration Council in July 2026. Asking rents on listing sites are higher, because listings lean towards new and furnished homes: in Limassol, for example, INDEX.cy's 2026 guide gives €900–1,300 for a one-bedroom. Across Cyprus leases are usually for one year, with a deposit of one to two months' rent.

In Paphos long-term listings are mostly three-bedroom houses and villas in the villages; one-bedroom flats are rarely listed. Each city page has median asking rents by area: Limassol, Paphos, Larnaca, Nicosia.

Buying: where prices and buyers move

Prices rose in every district in the year to Q2 2026, by 5.7% in Nicosia up to 9.6–10% in Paphos, Larnaca and Famagusta, according to the Central Bank of Cyprus index as reported by Cyprus Mail. Limassol registered the most contracts of sale in January–September 2026; Paphos grew fastest and had the most properties bought by foreign buyers.

In Paphos 1,104 units in development projects were still waiting for title deeds at 30 September 2026, out of 1,713 across Cyprus. That is a reason to have your own lawyer check the title before you pay: see title deeds and the Land Registry.

Ayia Napa and Protaras

The Famagusta district coast (Paralimni, Protaras, Ayia Napa) had the strongest price growth in Q2 2026, at 10%, but the smallest number of sales. Many homes there are holiday lets, so long-term rentals are scarce outside the summer season. Its government offices are in Paralimni and Deryneia.

Offices and paperwork in each city

Every district has its own immigration unit, land office, tax and social insurance offices, so you rarely need to travel for routine paperwork. Some permits are filed only in Nicosia, wherever you live. Local addresses and booking: Limassol, Paphos, Larnaca, Nicosia.
